Some considerations for construction or alteration of windows or window walls

  • Do not construct or alter windows or window walls to enclose green balconies and utility platforms which were granted with exemption from gross floor area calculation.
  • Construction or alteration of windows or window walls shall comply with the statutory requirements of natural lighting, ventilation and fire resisting construction.
  • Other considerations are given in section 3.1 of the "Technical Guidelines on MWCS".
  • Please note that every opening formed on an external wall above the ground floor of any building shall be protected by a barrier which shall be not less than 1.1m high (hereafter referred to as "protective barrier").

If the window or window wall works involve the removal or alteration of the original approved window/window wall/protective railing/parapet walls of balconies and verandahs or that part of the external wall with function as protective barrier, the minor works items 1.6, 1.15, 2.13, 2.14 and 3.11 may be involved.

If the window or window wall works involve repair or replacement of protective barrier (other than an external reinforced concrete wall or block wall) in accordance with the original design (i.e. the design as shown on plans approved under the Buildings Ordinance), Class II minor works item 2.5 may be involved.

Erection, alteration or removal of protective barrier (other than an external reinforced concrete wall or block wall) and the works do not result in any additional load to cantilevered slab
Class I
Erection, alteration, repair or removal of external non-load bearing reinforced concrete wall of a building satisfying the following criteria:
  • no additional load to cantilevered slab;
  • not involving alteration of other structural elements; and
  • height of the wall > 1.1m - 3.5m
Class II
Repair or replacement of protective barrier (other than an external reinforced concrete wall or block wall) of a building satisfying the following criteria:
  • in accordance with the original design;
  • no additional load to cantilevered slab; and
  • the difference in height between the level on which the protective barrier is located and its adjacent level > 2m
Class II
Erection, alteration or removal of external non-load bearing reinforced concrete wall of a building satisfying the following criteria:
  • no additional load to cantilevered slab;
  • not involving alteration of other structural elements; and
  • height of the wall ≤ 1.1m
Class II
Erection, alteration or removal of external non-load bearing block wall of a building satisfying the following criteria:
  • no additional load to cantilevered slab;
  • not involving alteration of other structural elements; and
